What goes into selling a home, how we handle and guide a real estate listing property owner in Maine?

Lots of behind the scenes counseling. Listening, explaining, navigating is a big component in the process of selling a home in Maine or any other type of property listing.

The real estate seller is human, has a lot riding on this what it takes for a home sale.

How fast it happens, how well it goes and the results financially all combine for the next step in his or her life. The family is a big part of the process of buying or selling real estate in Maine. Making decisions that affect them is a huge responsibility.

So it all starts with a walk through with the Maine home seller and complete analysis of what is for sale. Study of the good, the bad, the ugly. Giving the property owner the impression that the real estate listing has a snowball’s chance of you know where of selling.

Getting ready for the marketing of a home can mean the job jar list is tackled with rolled up sleeves and lots of determination to make the places sparkle.

For all the loose ends or the biggest ones to be removed in a timely fashion.

But the bare hands part of the real estate home sale. It can be raw, emotional and the real estate professional has to be sensitive to the folks involved in the sale. The buyer and seller have busy lives and expectations that better match.

And as time goes on, real estate drama and tension increases.

Like lots of things in life, time wasted hurts the real estate sale.

Thinking on your feet and adapting before snags happen means seeing the playing field.

Hockey players and coaches call it “seeing the ice”.

Swiveling the head in the moving the feet to know what happens next.

Anticipating where you are now, need to be next if this happens.

Or changing it all up and doing the complete opposite if something happens to influence a change in the plan of attack selling the home or whatever property listing in Maine.

It is a noggin scrather sometimes to keep buyers, sellers on the same page and in the boat. The one leading slowly to a successful real estate closing. Connecting the dots starts with seeing them.

From experience the longer a real estate agent or broker, REALTOR is in the business, the better it gets in clearly seeing what is happening and why. And relaying the information that is fresh and current to all the parties that desperately want, need this real estate sale to happen.

When the buyer plans so hard to be in to the home that is suppose to close Friday and it does not happen.

That throws his life into an up roar.

His ears go back, teeth get bared and someone is going to get kicked. It is usually us first as the batterning ram to vent. Rant and rave for good reason.

It can seem the bank, lawyer and even real estate agent or broker do not care but they deal with this daily. But still, doing everything to explain this should close on Friday but here is what could happen to delay it.

The list of what the property buyer or seller is responsible for that could change the closing plans. Delay the shceduled event from happening.

Or here is the list of what could happen if the appraiser of the home in Maine for sale does not get his valuation report in on time or if he or she does not return to the property to see the needed updates were done for the clear to close memo. To be circulated by the mortgage lending underwriting department of whoever is making the loan.

The factors outside the setting up the machinery for the real estate sale can involve a seller who is on his fourth agent or broker. And there are reasons the sale is taking so long. That are being ignored. But the property owner wants to blame a person not the issues that won’t go away. Even if a rotation of agents come and go. Until it sinks in.

The village idiot can be the smartest in the group if he or she spells out the obvious.

What the buyer or seller expect to happen, is it realistic or not? Sometimes after careful review of the real estate sale task at hand, it is clear as a bell and the nose on your face.
