The Real Estate Listing Price Bounces Up, Down, Sideways.

The Real Estate Listing Price Bounces Up, Down, Sideways.

The buyer in the Maine real estate audience follows along, or tries to and wonders.

Scratches his head when the listing price of a property for sale goes up, down, sideways. Often the agent or broker has to rein in the spending. The stuff the owner always wanted to do and is certain it will make the property worth more.

Fetch a higher price and sell way way quicker.

So pricing the property listing for sale realistically going in and along the way.

Then  being pro-active, to adjust the sticker to reflect blips in the current market.

That evolves along the rabbit trail that ultimately leads to the real estate closing.

You hope. That means price it right, don’t keep adding on and taking away like the Maine ocean tide going way in and way out. Like an accordion. For a bunch of reasons.

The buyer follows the Maine real estate market. Sellers do too. Now you see it and when the listing price escaltes, now you don’t. The filtering, slicing and dicing that are plugged into the array spit out from the media streams all use the same science.

When the property that has the buyer’s interest, caught out of the corner of their eye on the many, starts to wonder. Form a conclusion that it must have sold, be put under contract. So forget about it, like a girlfriend that is history and moved on or you have stopped the relationship.

Easy does it on the pricing lever guiding, herding the properties for sale on the media streams.

Lot of work just to make the price tag change too for the real estate agent or broker who stocks lots of shelves. That one by one has to round robin visit and actually make the change.

But now, snap and not any more.

While they were just moving from loving it, to being in love with the property on the market.

The real estate agent, broker, REALTOR should be chasing buyers, adding more and more marketing pieces salt and peppered all over the landscape.

To cause the office, cell phone to ring constantly. Off the hook. The email server to glow bright red hot. The hinges on the Maine real estate door to squeak loudly for the “oil can, oil can”.

From lots of use, traffic, potential buyers for your property listing needed to have a SOLD rider screwed on top of the sign out front right?

The days of being on the Internet and one spot is good enough does not work any more. Your property has to be all over the World Wide Web. The presentations in real estate listing types so different in the niche audiences we target. Because like people, properties are different. Requires special attention to make the connection accurate, music in maine photocorrect and timely.

For the guy and gal on the hunt for something to buy that solves a Maine real estate problem.

Scratches an itch, satisfies a need or hunger, thirst. I love this job of being a match maker, more than a real estate salesman.

To make the music sweet, kept on key.

Bringing the two elements together for a missing puzzle piece that works best for both in the pair up to solve the task at hand.

The marketing presentation aiming at a different group each time the images, video shot. The copy written for the property listing details. Has to be because we no longer market, live, swim in a one flavor, take it or leave it pool.

Selection, plenty of choices to eenie meenie miney moe the best for your buyer is what is happening out in the wild blue yonder where surfing day and night happens.

Make subtle adjustments with the advice of your real estate professional who studies, follows and knows the current, past, future markets.
