Is The Real Estate Seller And Buyer Ready To Play?

Getting a property, a real estate listing to the sit down, sign the paperwork to close.

Not every property listing makes it all the way to the property closing for a variety of reasons. Two of the most important factors revolve around the seller being ready to sell when it comes right down to it.

And is the real estate buyer being in a position of ready, willing and able to pull the trigger today?

Are we ready to buy and sell the property in Maine today? Money in hand or bank pre-qualified to make it happen?

That is the question before all the rest falls into place that can raise its ugly head to cause delay, derailment and all the rest of the stress associated with buying, selling a property listing.

People are involved and emotions can run high but despite the layers of players involved in the decision making, the motivation and ability to really buy or sell real estate is the end all.

Beyond the real estate seller is ready, the buyer has his snickers all laced up, both are chomping at the bit to giddy up and go, what else enters the picture?

Is the property priced to sell, realistic with the current market conditions? Is the marketing to find a buyer out in the wild blue yonder full throttle and far reaching?

 Because if way over priced, the property won’t sell and the seller is fooling himself about the chances being good for an actual closing to take place.

Timing is everything in life. So when is the best time to list real estate? And what other issues in a real estate sale come up?

Lots of distractions and set backs are part of the landscape, on the real estate horizon.  Because everyone has a schedule to mesh together with the help of the agent, broker, REALTOR to coordinate it all. Make it look seamless.

It means a little talk going into the listing, the signing of a purchase and real estate sale agreement and before that during property showings is needed.

And on going to take into consideration new wrinkles or curve balls thrown at the process to deal with and adjust the pathway to the real estate closing.

No one is suggesting letting the property go for a fraction of it’s value.

But ignoring the reality of the market value wastes time, money, and make the endeavor to sell fruitless. All for not.

If a buyer of a property listing is not in a position to buy, will not be in the future and has exhausted all the avenues to make a purchase, finding another one that has hope, promise should be the course of action.

To decide to cut your losses, to move on to other buyers or hang on because a real estate remedy is on the way shortly.

We all hope and monitor and continue to observe and act according depending on the twist of fate, the cards dealt in the particular property listing and sale.
