Living in a smaller rural state like Maine, the real estate promotion is done so differently than a luxury agent or broker would approach the same marketing exercise.

The way way lower price tag, smaller size on Maine real estate property listings is one reason. And because the folks buying the properties would not be able to stomach the same approach luxury peddlers of property apply.

With the stilted style air of “you are better than most, have earned the right… no privledge to know, experience luxury few ever will in a lifetime”.

“Be the envy of others. Flaunt, show them your high success with this exclusive blah blah blah”. Reaching for the air sickness bag, excuse me. 

The luxury real estate agency interviews the owner to decide if the property is good enough for their high standards before accepting the listing.

 Because someone not quite blue blood enough could tarnish their prestige, image. And the buyer if a red neck, would be discouraged even with the new found wealth of a Beverly Hillbilly type. From even setting foot in certain neighborhoods for fear of social decay. The anarchy it could cause in the surroundings of these planned neighborhoods of silver spoons. If the nouveau riche were infected with the undesirables neighbors of such poor breeding. 

The Maine real estate agent, broker, REALTOR spends his time talking about the best approach to the marketing.

Saving money, time, getting value in the transaction. Knows where the best financing programs for all of us Average Janes and Joes are managed. After listening to the sellers, buyers motivations and expectations in the Maine real estate sale. No spin, no stretch, just a meat and potatoes marketing efficient approach to get the job done. The luxury real estate agent like the reality shows out of Hollywood is a star. An arrogant character, a who’s who of the one to deal with if you are “it”.

With adjustments to the price systematically. To assure it lands, stands out in the higher end of a lower price bracket for website searches. To show up in the price ranges buyers dial in to filter the results to find the homes, other real estate they can actually afford. Get a mortgage on. That have a chance of appraising for the number on the price tag.

What a solid investment this well insulated, neat, clean starter Maine home or retirement house will be to make life simple, economical. 

The agent, broker, REALTOR collects the Maine home’s information, images, shoots the video loops and edits, renders, uploads them to a variety of online sites.

Posts the blog posts search engines love so much. To promote locally and nationally to increase the reach. With email drip campaigns designed to inform, not overwhelm the message receiver. Simple approach but rolled up sleeves and hard work poured into the creative marketing done by the person you listed with. Not an army of uptight, expensive, not so down to Earth hired talent to do this, that.

Freeing up the snarky luxury agent to plan for the open house with a special who’s who invite list and lots of shmoozing. Politics and making sure this up and coming buyer that aspires to be a real somebody, make a splash. Knows about the new to the market home. Whole different approach to selling a rare house, estate when you compare it tso the low cost affordable Maine home with good, abundant selection. To the luxury, one of a kind, not able to be purchased by just anyone in the home buying audience. Waiting for someone special, wealthy, opulent. That is loaded. Has an ego as large or bigger than the wallet or purse they carry.
