The house listings get poured over and excitement grows when thinking of buying a home in the price range they can afford. And that matches their needs, wants, dreams. Or as close to that list scratched out that spells out the gotta have, the don't want.starter home houlton maine photo

But.

Unlike wedding vows about to death do us part, the starter home often gets replaced because it served its purpose.

But needs changing up because of developments in the personal real estate requirements of the property owner. Unless they are underwater financially and stuck in the starter home because of over spending or too many home improvements that the market has not caught up with for what they need to sell the place for to clear the hurdles to move on.

Bundles of joy air dropped overhead wrapped in pink or blue blankets is one reason for trading in the starter home. Where to put them all?

Or with elderly folks, those stairs to the second floor bedrooms and only bathroom can seem like Mt Everest. So it is not once and done. Or one size house fits all the home buyers real estate and life needs.

Oh sure you can upgrade the kitchen, add on a private space for the mother in law's first floor bedroom, but in our small rural market of Maine real estate listings, it is cheaper to replace the place.

Get the two car garage, the extra bath and finished rec room along with larger square footage by selling the starter house. It is cheaper to get everything missing in a new house than to try to duplicate it with the tear it apart, replacement of materials and working around obstacles in the starter home not designed up front for all these improvements.

To make the move into the more comfortable, spacious house with the updates that starter house lacked. And to get the country location with land for farming, hobby horses, or future house lots for family members that want to be close by.

It is easier to buy a home when you don't have another one to sell though.

Black Friday, the time of the year shoppers worry about missing a deal, not saving a bundle.

And to feel hunky dory, setting alarm clocks to rise and shine in the wee hours.

But real estate, what happens to the list, twist and selling of property listings during Black Friday air raid sirens sounding?

When everywhere you look, there is a flyer, a news bulletin, a shopping alert on all the media streams about don't let it get away.

Too low to pass up. The bargain, with wicked good pricing but only two in the entire big box store to wrestle away from other black belt shoppers. Black Friday.

Like blood thirsty wildebeests eyeing a piece of hanging beef swinging overhead. And becoming snarky, territorial with the rest of the pack where trust and a spirt of goodwill to all of mankind exits the building like Elvis.

No thank you very much. Not going to get all shook up Mama.

Don't care how low priced those blue suede shoes are advertised as too good a deal to pass up on Black Friday. And already have a few pairs that serve me just fine. Ever notice you shop and collect more of the same that already hides in your closet?

But Christmas is a time to make sure to buy yourself a little something to make sure you got what you wanted right? Just look at all these Black Friday loss leader teasers to get you to push and shove to get close to the sliding glass double doors when the starting gun is fired.

Easy people, no shoving or stampede and be sensitive to those in wheelchairs and navigating strollers.

Real estate listings gets a lot of attention over the holidays. Despite Black Friday acrobats to leap over to aisle five's end cap with the blue light lit up and revolving like a disco ball.

Starting a bed and breakfast, or buying an existing Maine inn, ever entertain either thought?

Much like a travel agent who loves where they live, raises a family and shares personal experiences in a new land.

The inn keeper who is the local tour guide to give suggestion about fun things to do.

That opens up their home, bathrooms, porches, and all the other rooms to share their residence.

Shows the ropes, ins and outs of the local turf. That points people in directions to explore and discover the magic of the unique local surroundings.

Maybe the B and B inn exercise is a hobby. You do it for fun. Or are in the real world. So like any business, and running a bed and breakfast is an economic exercise and needing to pay for itself.

Maine Farm Barns, Restoring One Or Building From Scratch.

Maine farm barns are a wonderful sight to see.

Especially today when many of the original barns on a Maine farm are long gone. The cost of money and sweat equity effort to keep a Maine farm barn healthy is substantial. Especially if the barn is not used, paying for itself. farm1

The hay lofts of a Maine farm barn are not all used for square, rectangular bales or loose hay like they were first intended when under construction.
